
What information do the plans include?
All house plans are designed for permitting and construction purposes and include the necessary information to submit to building departments for permitting and construction. Additional information may be required to satisfy local codes and engineering requirements. In most cases, plans can be redlined for these purposes. Plans generally include,

Do the plans meet code?
All house plans comply with the IRC and IECC. Each plan features a braced wall design for seismic and wind codes and includes details to meet near-Passive House performance standards for air-sealing, insulation, ventilation, and HVAC.
Do plans need engineering?
Some do, most do not. It depends on your location, building department, and design elements. Most plans meet IRC for braced walls.
What is your refund policy?
Stock plans are digital goods (PDFs) and non-refundable. I value client satisfaction, but as intangible goods delivered online, refunds are not typically offered.

Based in Point Roberts, Washington, I also work remotely and offer year-round services.
Why are the plans priced so low?
I keep prices low by not spending on advertising or social media and handling all of the design work myself. Selling a large number of plans each month also helps maintain affordable prices without sacrificing quality.
